These Terms & Conditions apply to all bookings made directly with Herons Rest. By making a booking, you agree to the following terms.

1. Booking Confirmation

A booking is confirmed once full payment has been received and you have received a confirmation email from Herons Rest.

The person making the booking must be at least 18 years of age and is responsible for ensuring that all members of their party comply with these Terms & Conditions.

2. Payment

Full payment is required to confirm your booking unless otherwise agreed in writing.

Your booking will only be confirmed once payment has been successfully received and a confirmation email has been issued.

3. Cancellation Policy

If you need to cancel your booking, the following terms apply:

• More than 30 days before your arrival – A full refund will be issued.

• Between 7 and 30 days before your arrival – A 50% refund will be issued.

• Less than 7 days before your arrival – No refund will be issued.

Refunds will be processed using the original payment method wherever possible.

We strongly recommend that guests take out suitable travel insurance to cover unforeseen cancellations.

4. Check-in & Check-out

Unless otherwise agreed:

• Check-in: From 4:00 pm

• Check-out: By 10:00 am

Early check-in or late check-out may be available by prior arrangement but cannot be guaranteed.

5. Maximum Occupancy

The number of guests must not exceed the maximum occupancy stated at the time of booking unless agreed in writing.

Additional guests may result in the cancellation of the booking without refund.

6. Care of the Property

Guests are expected to:

• Treat the property with care and respect.

• Leave the accommodation in a clean and tidy condition.

• Report any damage or maintenance issues as soon as possible.

Guests are responsible for any damage caused during their stay beyond reasonable wear and tear. We reserve the right to recover the reasonable cost of repairs, replacements or additional cleaning where damage or excessive cleaning is required.

7. Smoking

Smoking and vaping are strictly prohibited inside the property.

Any additional cleaning, repairs or damage resulting from smoking or vaping indoors may be charged to the guest.

8. Pets

Pets are not permitted at Herons Rest.

If it is discovered that a pet has been brought onto the property without prior written agreement, Herons Rest reserves the right to terminate the booking without refund and to charge for any additional cleaning, repairs or damage resulting from the presence of the animal.

This restriction does not apply to registered assistance dogs where required by law.

9. Noise & Respect for Neighbours

Please respect neighbouring properties and the local community throughout your stay.

Parties, events, excessive noise and anti-social behaviour are not permitted. Failure to comply may result in immediate termination of your stay without refund.

10. Liability

Herons Rest accepts no responsibility for:

• Loss, theft or damage to guests' personal belongings.

• Injury or accidents occurring during your stay, except where caused by our negligence.

• Interruptions to your stay caused by circumstances beyond our reasonable control.

Guests use the property and its facilities at their own risk.

Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so.

11. Force Majeure

Herons Rest shall not be liable for cancellations or interruptions caused by events beyond our reasonable control, including but not limited to severe weather, flooding, fire, power outages, government restrictions or other unforeseen circumstances.

Where possible, we will work with guests to find a suitable alternative or rearrange the booking.

12. Privacy

Any personal information provided during the booking process will be handled in accordance with our Privacy Policy and applicable UK data protection legislation.

13. Right to Refuse or Cancel a Booking

Herons Rest reserves the right to refuse or cancel a booking in exceptional circumstances, including where:

• A booking has been made fraudulently.

• These Terms & Conditions have been breached.

• The property becomes unavailable due to unforeseen circumstances.

• We reasonably believe the booking may result in damage to the property or disturbance to neighbours.

Where Herons Rest cancels a booking, any payments already received will be refunded in full.

14. Governing Law

These Terms & Conditions are governed by the laws of Scotland.

Any disputes arising from these Terms & Conditions shall be subject to the exclusive jurisdiction of the Scottish courts.
